What This Is About

258 rooms across two San Diego hotels have been equipped with SuitePad since the go-live at the end of March 2026. The Guild has a device in 162 rooms, Granger in 96.

They are not similar hotels. One is a Tribute Portfolio property in a 1920s civic landmark downtown. The other is a Design Hotels member in a former bank six blocks away. Different guests, different price point, different service model.

The same owner runs both. Five months on, the results split in some places and land almost identically in others. This is where.

About Oram Hotels

Oram Hotels is a San Diego hospitality company co-founded by Kevin Mansour and Alvin Mansour. They buy historic buildings and turn them into working hotels.

The Guild opened in 2019 in the old Army-Navy YMCA on West Broadway, a 162-room Tribute Portfolio hotel with a ballroom in the former gymnasium. Granger opened in November 2024 in the Gaslamp Quarter, in a building that once housed Merchant's National Bank. It has 96 rooms and is the first Design Hotels property in San Diego.

Both sit under Marriott soft brands. Neither is run like a chain hotel, which is the reason this comparison is worth making at all.

First, Guests Actually Picked It Up

Nothing below matters unless guests use the device. Across the two hotels they opened it 12,101 times and looked at 28,634 pages.

761 hours is 31 straight days of guest attention. Session length is close to four minutes at both hotels, which is not browsing. That is someone reading a menu or working out how to do something.

What they looked at is where the two hotels part company. At The Guild, Dine & Drink drew 7,463 page views, nearly half of everything guests opened. At Granger it was Entertainment first, then breakfast and the neighbourhood guide. One hotel sells dinner from the room. The other sells the city outside it.

The Number Nobody Can Argue With

Late check-out sells through the tablet at $40 and $80. It is the one figure in this case study that needs no assumption behind it: a real price, a real confirmation, real money on the hotel's own books.

Over five months the two hotels confirmed 168 late check-outs, worth $7,440.

Then 3,158 Cleanings Were Skipped

Before SuitePad, the only way a guest skipped a clean was a Do Not Disturb sign, which housekeeping discovered at the door. Now guests opt out from the room, far more often, and usually ahead of time, so the team can plan around it.

No incentive, no discount, no sign in the lobby. Guests were shown a choice they already wanted to make, and they took it 3,158 times.

Where the saving comes from

Oram puts the full cost of a room clean at about $42, and the saving on a skipped clean at roughly $20 once supplies are counted. On that basis the two hotels saved close to $63,000 in five months. These are the hotel group's own cost figures, not ours.

Guests Asked the Room 2,832 Questions

Guests ask the same handful of things all day. When does breakfast end. What is the WiFi password. Where should we eat tonight. Can we stay a bit longer.

SuitePad AI answers those in the room, at any hour, in whatever words the guest happens to use. Over five months guests opened 1,443 conversations with it and asked 2,832 questions.

Neither hotel has a call centre behind the front desk. Every one of those is a question a guest did not need to carry downstairs.

The raw volumes are nearly identical, 719 conversations at The Guild and 724 at Granger, even though The Guild has 69% more rooms. Per room, Granger's guests used it almost twice as often.

That is the mirror image of the housekeeping result. The Guild's guests took the cleaning option more. Granger's guests talked to the room more. One platform, and each hotel's guests went to the part that suited them.

Two Hotels, Two Opposite Profiles

Averaging the two hotels would hide the most useful thing in this case study.

The Guild does the volume on housekeeping: 2,186 skipped cleanings against Granger's 972. Granger does the volume on late check-out: 106 requests and $4,040, from a hotel with 96 rooms against The Guild's 162.

One platform, two hotels, and each one found a different part of it. A prospect reading this should be asking which of the two they look more like, because that is where their own first result will come from.

What Comes Next

The clearest verdict is not in the reporting. It is that Oram is doing it again.

Hotel Republic San Diego, an Autograph Collection property, is next. That will be a third Marriott soft brand running the same platform under the same owner, alongside SpringHill Suites Oceanside Beach up the coast.

Two hotels was a test. Four is a standard.
