What This Is About

Most in-room technology gets sold to luxury hotels. High rates, room service, a concierge, a guest who expects a screen next to the bed.

SpringHill Suites Oceanside Beach is a 149-suite upscale select-service hotel on the Southern California coast, an hour north of San Diego. No room service, no concierge desk. Families, surfboards, a beach across the road.

It went live with SuitePad on 31 March 2026. In the five months since, guests skipped 2,704 cleanings from the screen next to the bed, and asked for late check-outs they would never have walked to the front desk to request.

About SpringHill Suites Oceanside Beach

The hotel sits a block from Oceanside Pier, with 149 all-suite rooms and a restaurant on site. It is a SpringHill Suites, one of Marriott's upscale select-service brands, which means no room service operation and no concierge desk.

It is owned and operated by Oram Hotels, a San Diego hospitality group. Their two other hotels, The Guild and Granger, are Marriott soft brands downtown and went live on the same day.

Three hotels, three very different guests, one platform.

Holiday Guests Used It More, Not Less

The assumption is that a beach hotel guest is out all day and will not touch a screen in the room. The opposite happened.

That is 567 hours of guest attention in five months. This number is higher than either of Oram's luxury properties in San Diego, which have longer stays and higher rates.

What guests looked at fits the hotel. Dine & Drink came first with 5,738 views, then Entertainment with 3,975. People on holiday with children, working out what to eat and what to do.

Housekeeping Was the Bigger Story

The Green Option lets a guest turn down housekeeping from the screen in the room. One tap, and the room is skipped for that night.

For the guest it means nobody knocking at 10am and one less thing to think about. For the hotel it means a room that does not need cleaning, and a housekeeping team that knows about it in advance instead of finding out at the door. Every skipped clean is around 35 minutes of work that does not happen.

Before SuitePad, the only signal was a Do Not Disturb sign, and housekeeping found it when they were already at the door. Now guests opt out from the room, far more often, and usually the day before, so the team can plan around it.

No guest wakes up thinking about it, which is why it has to be put in front of them.

That is 18.1 skipped cleanings for every suite in the building. The Guild and Granger, both luxury properties in the same group with longer stays and higher rates, came in at 12.2 per room.

The beach hotel with the families and the surfboards skipped more cleanings, which is surprising at the very least, impressive at the best. 

The Product Nobody Thinks to Sell

Late check-out is inventory the hotel already owns. It costs nothing to make. On most mornings it goes unsold, because the only way to buy it is to ask a person at a desk, and most guests never do.

Oceanside put it on the device. Over five months, 234 guests asked for one from their room.

A leisure guest is the one most likely to want two more hours. A long drive home, a late flight, or children who will not be out of the pool by eleven. They are also the least likely to walk to the front desk and negotiate for it.

The mechanism

Put the offer in the room and let them tap. No concierge, no upselling staff, nobody working a script. The demand was always there. It had no route a guest would actually take.

What Comes Next

Oceanside was the least likely of Oram's three hotels to make the case, and it out-performed both of them on guest engagement and room cleaning savings. 

The group is now adding a fourth, Hotel Republic San Diego, an Autograph Collection property. That will be four hotels across three Marriott brands, from select-service beachfront to downtown design, all running the same platform.
